Homes4All is an innovative startup certified B Corp since 2022 aiming to foster open access to housing and urban regeneration through the intervention of a network of private investors. We chose to structure ourselves as a Benefit Company and therefore to integrate in our corporate purpose, the generation of positive impacts on people, communities, territories, environment, cultural assets and activities, as well as on all other stakeholders.
Our choice embrace the idea that a positive transformation of the dominant models of profit-making enterprises is essential to make them more appropriate to the challenges and opportunities of the contemporary market and context.
Sustainability accounting has become a crucial aspect for companies that want to demonstrate their commitment to a more sustainable future. Each year, we take a moment to assess the social impact of our activities and transparently communicate our progress and achievements to our stakeholders.
2023 in a nutshell

FELICITA FAMILY
The Felicita family consists of two minors and a woman, Irene, who joined the project in 2022, shortly after a separation and the loss of her home. The project's support has been crucial in finding a flat that suits her needs in terms of space and cost, and in supporting her in the day-to-day management of the property. Her relations with the neighbourhood are positive. In addition, Irene received a grant that allowed her to manage a past debt for gas bills without a significant impact on the family's income, and despite some health difficulties, she was able to find a new job more suited to her family and health needs. Irene is now looking for online courses to improve her skills and find additional part-time job opportunities. Even thought there were initial difficulties, both emotional and practical, Irene and her children are experiencing again serenity and confidence. She’s start dreaming and now all her effort are address on finding new job opportunities that will allow her to earn more money and moving to a bigger house.

Martin is an adult experiencing his first time in a flat after he had left a refugee center. Since the very beginning, he has shown positive feelings about his stay and felt extremely grateful for having found a cosy home fully furnished, unlike his friends who search in vain for months. The relationship with the caseworker was immediately positive, allowing a valuable educational exchange to improve his independent living skills. Relations with the neighbourhood and the property are equally positive. Through the project, Martin has gained a greater understanding of issues such as waste tax and energy supplies.

B Corp Certification
Homes4All has been B Corp certified since 2022, thus joining a global movement of companies that see business as a vehicle to generate impact.
B Corps firms are convinced that their purpose is not limited to profit, but rather to maximize their positive impact on the communities, the environment, or their employees by using business as a regenerative force for society and the well-being of the planet.
Homes4All has adopted the international standard of the Benefit Impact Assessment (BIA). This assessment process considers five key categories, enabling an in-depth look at the company's commitment to ethical and sustainable management.
The five key measurement areas are:

- Environment
“Certified B Corporation” is a trademark licensed by B Lab, a private non-profit organization, to companies like ours that have successfully completed the B Impact Assessment (“BIA”) and therefore meet the requirements set by B Lab for social and environmental performance, accountability, and transparency.
It is specified that B Lab is not a conformity assessment body as defined by Regulation (EU) No 765/2008, nor is it a national, European, or international standardization body as per Regulation (EU) No 1025/2012. The criteria of the BIA are distinct and independent from the harmonized standards resulting from ISO norms or other standardization bodies, and they are not ratified by national or European public institutions.
SROI
The SROI (Social Return on Investment) index allows us to build a narrative of the social change generated through a participatory, qualitative and quantitative approach. It allows us to improve our communication and accountability strategy, increase transparency in the use of resources and attract new capital by being able to demonstrate the validity of our work.
The SROI index can therefore be interpreted as an efficiency index, as it measures Homes4all's ability to transform the resources invested into actions capable of generating a social return. A clear indicator of the social and economic impact of our activities on beneficiaries and stakeholders.
During 2023 Homes4All generated a social return of 3.24 € for every €1.00 € invested.
This result confirms the high return in terms of social value of the support generated by Homes4All to help families in difficult or emergency housing situations.
